24th Avenue South Site

I’ve been working closely with the principal owner of Vintage Homes on a two unit stand alone modern home site in the south end of Seattle at 24th Avenue South. Vintage Homes has owned the site for well over 10 years and about a year ago tapped into Julian Weber Architecture & Design to come up with two stand alone modern homes, built to accommodate 3 bedrooms 2+ bathrooms with approximately 1700sf of living space, and if possible a rooftop deck. The result is represented in the 3D modeling images.

The permits were approved by the City of Seattle’s Department of Planning & Development, but Vintage Homes, LLC had difficulty in pulling the trigger to build out the site. They were feeling cautious about the market along with the inventory of other projects they have in the pipeline. I brought Vintage Homes, LLC and Benjamin Custom Homes, LLC  together to talk about options and opportunities. In the end Benjamin Custom Homes, LLC purchased the project from Vintage Homes, LLC and both parties walked away satisfied with their agreement. Since taking ownership of the property, Benjamin Custom Homes, LLC broke ground, completed excavation, and formed the foundation for the two homes.                     

 The site itself is flat and a builder’s dream. The target completion date in about 4 months.            

              

            

Jackson Place Site Excavation

I worked with a Benjamin Custom Homes to acquire a great parcel in Seattle’s Jackson Place neighborhood.  Jackson Place is located southeast of Downtown Seattle and historically has been working class. During the 1920’s up till the 1950’s the Jackson Place was a large contributor to Seattle’s  jazz scene. Jackson Place is a vibrant, diverse residential neighborhood located within walking distance to Pioneer Square, Safeco Field, Qwest Field, Downtown Seattle, The International District and Lake Washington. The neighborhood also offers easy access to I-5 and I-90. The walkscore assigned to the location is 78 out of 100.

   

The Jackson Place site is not necessarily the easiest site to build on but Julian Weber Architecture & Design worked in a great 3000sf home. The site elevates about 15′ to 20′ from street level and the design calls for a 2 car tandem garage with access at street level. That means lots and lots of earth to move.  Benjamin Custom Homes moves fast. With in one week they’ve excavated another site with two stand alone homes and are about 90% done with the Jackson Place site. Excavation should wrap up towards the end of the coming week (08/08/2010) and the foundation forms should be ready for the concrete pore.

  

Jackson Place Modern Home

Benjamin Custom Homes, LLC is partnering with Julian Weber Architects and Design to develop a 3000sf single family residence in Seattle’s neighborhood of Jackson Place. The site has an elevation gain of about 15′ from the street. The lot is south facing with views of the Puget sound and the Downtown Seattle. The adjacent properties to the north and to the south

The design calls for a two car tandem attached garage with street entry. Excavators will make V cuts into the site and a large amount of earth will need to be removed to accommodate the garage and foundation. The home is designed with three large bedroom on the top floor. The master suite is located in the northwest corner with views towards the city. The mid-level features a large living space with wide open floor plan from one end of the house to the other. Ground breaking will be in the next couple of days.
