Benjamin Custom Homes completed the construction of two stand alone modern homes in a little known area of Seattle called Atlantic. The Atlantic community offers the Northwest African-American Museum, Coleman Play Field, the Jimi Hendrix Sports Fields, a COLA for the family pets, easy access to I-5, I-90, Downtown, First Hill, the International District, along with great access to public transportation.
Both homes offer approximately 1650sf of modern living space along with the signature high efficiency building technology would expect to find in a Benjamin Custom Home. Detail finish include, exposed concrete floors on the main level and strand woven bamboo floors on the mid and upper levels. The permits were approved by the City of Seattle’s Department of Planning & Development, but Vintage Homes, LLC had difficulty in pulling the trigger to build out the site. They were feeling cautious about the market along with the inventory of other projects they have in the pipeline. I brought Vintage Homes, LLC and Benjamin Custom Homes, LLC together to talk about options and opportunities. In the end Benjamin Custom Homes, LLC purchased the project from Vintage Homes, LLC and both parties walked away satisfied with their agreement. Since taking ownership of the property, Benjamin Custom Homes, LLC broke ground, completed excavation, and formed the foundation for the two homes.
The site itself is flat and a builder’s dream. The target completion date in about 4 months.

I worked with a Benjamin Custom Homes to acquire a great parcel in Seattle’s Jackson Place neighborhood. Jackson Place is located southeast of Downtown Seattle and historically has been working class. During the 1920′s up till the 1950′s the Jackson Place was a large contributor to Seattle’s jazz scene. Jackson Place is a vibrant, diverse residential neighborhood located within walking distance to Pioneer Square, Safeco Field, Qwest Field, Downtown Seattle, The International District and Lake Washington. The neighborhood also offers easy access to I-5 and I-90. The walkscore assigned to the location is 78 out of 100.
The Jackson Place site is not necessarily the easiest site to build on but Julian Weber Architecture & Design worked in a great 3000sf home. The site elevates about 15′ to 20′ from street level and the design calls for a 2 car tandem garage with access at street level. That means lots and lots of earth to move. Benjamin Custom Homes moves fast. With in one week they’ve excavated another site with two stand alone homes and are about 90% done with the Jackson Place site. Excavation should wrap up towards the end of the coming week (08/08/2010) and the foundation forms should be ready for the concrete pore.

Benjamin Custom Homes, LLC is partnering with Julian Weber Architects and Design to develop a 3000sf single family residence in Seattle’s neighborhood of Jackson Place. The site has an elevation gain of about 15′ from the street. The lot is south facing with views of the Puget sound and the Downtown Seattle. The adjacent properties to the north and to the south
The design calls for a two car tandem attached garage with street entry. Excavators will make V cuts into the site and a large amount of earth will need to be removed to accommodate the garage and foundation. The home is designed with three large bedroom on the top floor. The master suite is located in the northwest corner with views towards the city. The mid-level features a large living space with wide open floor plan from one end of the house to the other. Ground breaking will be in the next couple of days.

Benjamin Custom Homes, LLC and Julian Weber Architecture & Design, LLC has joined forces to produce this pitched metal roof northwest contemporary home. Located near the heart of Ballard’s historical commercial district this home offers a walkability score of 94 out 100.
The home is a true urban in-fill project. It is located on a short plat subdivision towards the back of an existing house. The exterior of the home is wrapped in 4″ cedar planks and hardi-board lined with rain screen system. The exterior skins give the home a unique look trademark look of Benjamin Custom Homes, LLC. The design incorporated energy-efficient features and water conserving features. The exterior of the home is designed with grasscrete and rain barrels to assist in reducing the storm drain run off. The captured grey water can can be re-used to water plants on dryer days.
Other conserving features include the Navien commercial grade tankless gas-fired hot water on demand system, water conserving dual flush toilets, in floor hydronic radiant heating through out and installation of Ann Sacks tile in the kitchen and bathrooms. The interior offers a thoughtfully designed open floor plan layout.

The ground floor level offers a large bedroom/den with full bathroom and the attached 1 car garage with frosted pane roll up doors. The mid level offers well designed open spaces perfect for entertaining. HyBrid-Seattle’s urban modern home project, Remington Court, located in Seattle’ Squire Park neighborhood is well on its way to completion. The exterior siding is about 95% complete. Contractors have been busy installing electrical wiring, lighting fixtures, mechanical equipments, and other major components of the homes. Above is an image of Remington Court from Whale Fin Park across the street. Whale Fin is a designated public art site.

The above image is taken from the rooftop deck of unit#4 lookin towards rear of the Remington Court. The image on the upper left shows the designated off-street parking spaces. Unit #4, the black structure is leading the project towards completion. Insultaion and drywall is installed. Henry Built kitchen and bathroom cabinets are scheduled to be delivered in the next couple of weeks. The images below are of the interior of unit #4, the (890sf, 1 bedroom, 1.5 bath). Notice the amazing city view towards the west out the huge double pain insulated windows.
